The Building Design and Construction Division
The Building Design and Construction Division of San Francisco Public Works, led by the City Architect, provides architectural and landscape design services, comprehensive building planning, project and construction management, contract support and compliance monitoring, materials testing and hazardous materials investigation for the development of new – and the upgrading of existing ­– civic buildings, facilities and urban landscapes to create a more resilient city.

Public Works currently has a vacancy for the position of Buildings and Grounds Maintenance Superintendent (7120) within our Building Design and Construction Division (BDC).

Job Description



As a Buildings and Grounds Maintenance Superintendent, you’ll oversee personnel responsible for safely operating, maintaining, and repairing a group of buildings and their surrounding grounds. This includes managing physical properties, machinery, equipment, and other relevant indoor and outdoor facilities while ensuring compliance with environmental health and safety regulations at the local, state, and federal levels.

Important and Essential Duties:
As a Buildings and Grounds Maintenance Superintendent, your duties may include but are not limited to the following:

  • Managing and coordinating activities and personnel engaged in the general maintenance and repair of all buildings and grounds.
  • Planning and directing facility maintenance, renovation, and capital improvement projects and related programs.
  • Assigning duties to all craft and building trade mechanics, operating engineers, and maintenance personnel engaged in the upkeep and operations of buildings and adjacent grounds.
  • Inspect and certify as to satisfactory completion of work done by city shops or crafts under private contract prior to certification for payment.
  • Conferring with the administrator, department heads, city departments, contractors, outside organizations, tenants, the public, and other stakeholders to effectuate necessary coordination required in the satisfactory functioning of maintenance and operational activities.
  • Designing, monitoring, and maintaining building management and maintenance systems, operational procedures, and records using applicable software.
  •  Planning and supervising the repair, maintenance, and alteration of mechanical and electrical systems; advise administrator and department heads on specific operational or mechanical features of complex equipment and systems.
  • Acting on behalf of the administrator or department head during various engineering and architectural design projects of the replacement or repair of major machinery, equipment, and systems; coordinate various operations in connection with their installation.
  • Supervising various areas of operations including steam and electrical power generation and distribution, refrigeration and air conditioning, laundry and kitchen equipment, elevators, repair shops, and related mechanical, electrical, pumping, heating, ventilation, and plant machinery.
  • Preparing budgets, proposals, job estimates, and other reports or correspondence for activities being supervised.
  • Developing and recommending requirements for personnel, materials, supplies, and equipment; subsequently is responsible for expenditures for professional and nonprofessional services and purchase of operational materials and supplies within budgetary allocations.
  • Supervising the maintenance and routine care of the landscaped areas adjacent to all buildings including the care of trees, shrubs, flowers, and lawns; supervise the maintenance of all pedestrian walks, roadways and automobile parking areas; and direct the removal of hazardous materials.

Experience:
Eight (8) years of experience operating, maintaining and repairing a wide variety of mechanical, electrical, pumping, heating, air conditioning, ventilation, refrigeration and related plant machinery and systems found in large industrial, production, commercial or institutional buildings; of which four (4) years must have been in a supervisory capacity directing the operation and maintenance activities of subordinate personnel.

License and Certification:

  • Possession of a Universal Chlorofluorocarbon (CFC) certificate issued by the Federal Environmental Protection Agency for working with heating and ventilating equipment (HVAC) or other refrigeration equipment using CFC's and HCFC's.
  • Possession of a valid class C Driver License.

CONDITION OF EMPLOYMENT
Valid Driver’s License: Applicants  must possess a valid Class C State of California driver’s license with  no restrictions that would prohibit them from legally performing the essential functions and duties of the role.
